Introduction
At Sunnydene, we want every guest to feel welcome and comfortable. Our aim is to provide clear information about our facilities, layout, and services so you can decide whether we meet your needs before booking. If you have specific requirements, please contact us in advance and we will do our best to assist.
Sunnydene has 12 en-suite bedrooms. Please note that most rooms are on the first or second floor and are accessed by stairs. One ground floor room is available.

Pre-Arrival
- We are located on North Denes Road, a quieter part of Great Yarmouth close to the seafront.
- Shops, takeaways, and local amenities (including a laundrette, post office, and convenience store) are within a few minutes’ walk.
- Local bus services run from stops close to the guest house, connecting to Caister, Great Yarmouth town centre, and James Paget Hospital at Gorleston.
- The nearest railway station is Great Yarmouth (Vauxhall), around 3 miles away. Taxis are available at the station, or we can pre-book one for you.

Arrival & Parking
- We have off-road parking for up to six cars. Two spaces are located at the side of the building where vehicles may be blocked in; in this case, we may ask for car keys to be left with us so vehicles can be moved if necessary.
- There is also free public parking within a one-minute walk, and additional on-street parking nearby.
- Parking is at the vehicle owner’s risk.
- Assistance with luggage is available on request.

Main Entrance & Reception
- The entrance is step-free. Inside the door there is a small ramp (approx. 11cm high, 30cm long, 30° angle).
- The front door remains unlocked; a second security door is accessed by swipe card.
- Doorways measure approximately 81–82cm wide.
- On entry, the hallway (approx. 132cm wide) leads to reception, lounge, dining area, and staircases to upper floors.

- All floors and stairs are carpeted.
- Stairs to the first and second floors have handrails on one side and retained fire doors between corridors.
- Ground Floor: reception, lounge, dining area, and one en-suite bedroom.
- Upper Floors: remaining bedrooms (11).

Lounge & Dining Areas
- Guests have access to a comfortable lounge and dining area with seating and tables.
- A shared kitchen is available for self-catering. Teams or groups can eat together, relax, or work in the evenings.
- Free Wi-Fi is available throughout the property.

- 12 en-suite bedrooms (3 twin, 9 double).
- One ground floor bedroom; all others are upstairs via staircases.
- Rooms include en-suite shower rooms, beds, storage, heating, and TV.

- Fire evacuation instructions are displayed in every room and explained on arrival.
- Service dogs are welcome in all areas.
- The property is strictly non-smoking indoors; smoking areas are provided outside.
- Equipment such as irons, small fridges, and fans can be requested.
- We do not provide bedding or bowls for pets.
